Duplex cottage, each side has two bedrooms and one bath – one double bed and two twin beds in each cottage, bathrooms with showers, kitchenettes, about 100 feet from the river, chairs and campfire pits available for your use along the river’s edge, four people maximum per cottage.
Rates include daily access to property amenities including firepits, grills, horseshoe-pit, playground and hot-tub.

If you will be arriving after 9:00 p.m. please call our office in advance to arrange for late check-in.
Free Daily Maid Service
Maid service will clean bathrooms, sweep/vacuum floors, restock towels and take out the trash daily. To conserve water we do not provide sheet changes for stays of 7 nights or fewer. Stays of 8 nights or more receive one sheet change mid-stay if requested. Guests are responsible for washing all dishes used during their stay. Please leave the kitchen as clean as you found it. If dirty dishes or a damaged cottage are left upon departure, a $50.00 charge (or more depending on damages) will be added to your bill.
Deposit Policy
A deposit of the first & last night’s lodging (per cottage) is required to confirm a reservation. Advance deposits may be made by check, money order or by providing the number of a valid Visa, Mastercard or Discover card. Full payment is required upon arrival. Personal checks may be used for advance deposits only.
Cancellation Policy
A refund of your deposit less a $25.00 handling fee per cottage is guaranteed if reservations are cancelled 30 days prior to arrival. There is a 60-day notice on groups renting more than 2 cottages. On cancellations with shorter notice, deposits will be refunded (less handling fees) only if we are able to re-rent the cottage for the entire length of your reservation. You will pay for any nights the cottage sits empty. There is no refund for unused accommodations due to late arrival or early departure, therefore, we appreciate knowing well in advance (at least 3 weeks before arrival date) any changes in your vacation plans. YOU ARE RESPONSIBLE FOR THE FULL NUMBER OF NIGHTS YOU RESERVE.
No Minimum Stay Policy
Unlike most Estes Park lodging, we do not have a minimum night stay policy except for Memorial Day, 4th of July, Labor Day and Scottish Festival when 2-nights are required.
